For developers, resorts, and RV parks

Multi-unit pricing and permittability data, before you commit.

KYRAX builds volume orders from one shop floor in Surrey, BC. Guest cabins, park models, and modular units for hotel and resort developers, glamping operators, workforce housing, First Nations communities, and rebuild programs. Every unit is built to the standard for its destination, with third-party certification — Canadian or US, never both on one unit — written into the build contract and confirmed before delivery. Every placement claim is checked against the jurisdiction before contract. Multi-unit pricing is worked through at consultation, against your actual site list.

Founder-led builds with dedicated B2B production slots — talk directly to the people building your units.

01 — Who we serve

The B2B segments where factory-built units beat stick-built construction on speed, cost, and flexibility — led by hospitality.

Hotel, resort & glamping

Landscape hotels, cabin resorts, and glamping properties are the fastest-growing formats in hospitality — and factory-built units are how they get built. Add keys in months, not years, without the capital intensity of vertical construction. Each unit — certified for its market before delivery — is an income-producing asset you can phase with demand.

  • Turnkey guest cabins & park models delivered ready for keys
  • Stackable phasing — open with 5 units, grow to 50 as occupancy proves out
  • Branded interior & exterior packages to match your property
  • Add-a-key economics: expand RevPAR without a construction season

Workforce housing

Durable, comfortable accommodations for remote crews, seasonal staff, and growing teams. Rapidly deployable, easy to relocate when projects move, and built to retain workers in tough labour markets.

  • Single, double, and bunk-style layouts
  • Cold-climate package available
  • Modular kitchens & shared-amenity units

First Nations & community housing

Cost-effective, code-compliant homes for municipalities, non-profits, Indigenous communities, and faith-based groups. Expand affordable housing capacity quickly while meeting local building requirements.

  • Factory-built to CSA or IRC standards, per the destination
  • Accessible / barrier-free layouts available
  • Energy-efficient envelope for low operating cost

Rebuild programs

For wildfire and disaster rebuild programs, factory building means homes take shape in the shop while sites are cleared and serviced — and arrive code-compliant, with the certification file insurers and municipalities ask for.

  • Units built off-site in parallel with site remediation
  • Per-unit certification record for insurance and permitting

Landowners & developers

Put underutilized land to work. KYRAX modular units shorten build timelines, simplify phasing, and adapt to changing demand — a strong fit for ADU portfolios, rental income plays, and small-lot subdivisions.

  • Stage development to match cash flow
  • Pre-approved site plans for common lot sizes
  • CMHC multi-unit programs and US construction loan support

02 — How we work with partners

Volume from one shop

Repeatable units, one crew, one materials list. Whether the order is five units or fifty, every unit ships with the same certification file — because it comes off the same line.

One certification relationship

ICC NTA is SCC-accredited for CSA A277 and certifies US IBC/IRC modular — with PFS-TECO and RADCO also working in both countries. One inspection relationship bridges both pathways. That’s why KYRAX can write third-party certification for wherever you place it into every build contract.

Destination-checked placement

Before your project commits to a site, we check what the jurisdiction actually allows. Appendix Q adoption varies — some jurisdictions as late as 2027 — state modular programs differ, and Maine doesn’t title THOWs. A hard blocker gets named before contract, not after.

Milestone payments

Five milestones — 35 / 30 / 20 / 10 / 5 — with money never ahead of the work. Each payment is requested only after the stage is photographed and shared; the final 5% follows walkthrough.
