Unlike RVs or camper trailers, THOWs are built to residential construction standards using materials identical to traditional stick-built homes — real wood framing, spray foam insulation, residential appliances, and full plumbing systems.

Understanding the Trailer: What to Know Before You Buy

Trailer Specifications to Ask About

  • Steel thickness (12-gauge minimum for quality builds)
  • Galvanized vs. powder-coated finish (galvanized lasts longer)
  • Axle rating and quantity (two axles for homes over 8,000 lbs)
  • Electric brakes (required for safe towing over 3,000 lbs in Canada)
  • Tongue weight rating
  • Jacking point locations for leveling

Weight Considerations

Most tiny houses on wheels weigh 8,000–18,000 lbs. Towing requires a full-size truck rated for the weight plus your personal contents. Always get the builder’s listed dry weight and add 15–20% for personal belongings and water.
